Law firms, hedge fund to take 374,000 square feet<\/p>\n
Brandywine Realty Trust has signed leases totaling 374,000 square feet in Cira Centre, a planned 28-story office tower located in the University City District of Philadelphia adjacent to Amtrak’s 30th Street Station.<\/p>\n
Signed leases include a 245,000-square foot lease by international law firm Dechert, a 109,000-square foot lease by intellectual property law firm Woodcock Washburn, and a 20,000-square foot headquarters lease by Attalus Capital, a locally-based hedge fund and private equity firm.<\/p>\n
“Cira Centre creates a true connection point between University City, the suburban office market and the traditional central business district,” Brandywine CEO Gerard H. Sweeney said in a statement.<\/p>\n
Radnor, Pa.-based Tactix Real Estate Advisors represented Dechert and Woodcock Washburn in their lease transactions. GVA Smith Mack’s Center City office represented Attalus Capital.<\/p>\n
Designed by Cesar Pelli, Cira Centre will consist of 690,000 square feet of office space and 37,000 square feet of conference, retail space and related amenities for a total of 727,000 square feet. The average floor-plate size will be 27,300 square feet. Amtrak’s 30th Street Station is the third busiest train station in the country with approximately 3.8 million passengers per year.<\/p>\n
Construction of the building will begin soon and is expected to be completed in the fourth quarter of 2005.<\/p>\n
