The fund surpassed its $1.5 billion target over the summer and is about 52% larger than the $1.25 billion inaugural fund the firm raised in 2024.

The investor base includes university endowments, charitable foundations, family offices and pension funds, with strong support from Fund I investors, the firm said. Henritze spent 19 years at Blackstone Real Estate, and co-founder and chief operating officer Parker Morse, his sister, spent more than a decade at Sycamore Partners. The firm has built a team of more than 20 people and manages about $3.5 billion of institutional capital.

Fund II keeps the flexible mandate of its predecessor, investing opportunistically across U.S. commercial real estate sectors and throughout the capital stack. Town Lane pairs captive operating platforms in high-conviction themes with the ability to act on episodic dislocation. To date it has invested behind senior housing, necessity retail, small-format industrial and powered-shell data centers, themes with what the firm describes as durable supply and demand fundamentals.

“We are fortunate to be playing offense with fresh capital at a time of increasing market dislocation,” Henritze said, adding that a nimble team, flexible mandate and ample capital give the firm an advantage in pursuing larger opportunities. Kirkland & Ellis served as legal counsel on the fundraise.

The close stands out in a real estate fundraising market that has rewarded a narrow set of managers. A second fund at hard cap, two years after launch, shows that limited partners are still willing to back spinout teams with large-platform pedigrees and thematic strategies, even as many generalist real estate vehicles have struggled to raise. The test now is deployment: whether Town Lane can put a much larger pool to work in dislocated pockets of the market without drifting from the smaller, operator-led deals that built its first-fund record.

HedgeCo.Net — Town Lane, the New York real estate investment firm founded in 2024 by former Blackstone Real Estate executive Tyler Henritze, has held the final close of Town Lane R… Continue reading →

[16296
16739,16808,11931,11494,17108,17109,17107
post-92390","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-alternative-investments","tag-data-centers","tag-emerging-managers","tag-fundraising","tag-opportunistic-real-estate","tag-real-estate-private-equity","tag-senior-housing","tag-town-lane
["GET
