The CNW release, issued jointly with cornerstone investor CPP Investments, is the primary. DealStreetAsia independently printed the same \u00a5612 billion hard cap, the same US$4 billion conversion, and the same CPP Investments cornerstone of \u00a5150 billion, about US$968 million.<\/p>\n<p>The vintage is nearly 50 percent larger than 2021-vintage JDP IV, which raised \u00a5412 billion. FX in the release is US$1 = \u00a5155, the approximate trailing 12-month average. JDP V will develop institutional-quality logistics in Greater Tokyo, Greater Osaka, and Nagoya, with \u00a51.7 trillion of total investment capacity, about US$11 billion, and has already committed to projects representing about \u00a5450 billion. Marq Logistics, Ares\u2019 vertically integrated logistics platform, will develop and operate the assets. As of June 30, 2026, Marq managed about 120 million square feet in Japan and more than 655 million square feet globally.<\/p>\n<p>CPP Investments is a founding investor in the JDP series and has been in every vintage since 2011. The close follows Ares\u2019 March 2025 acquisition of GCP International. Ares Real Estate managed about US$121 billion as of June 30, 2026. Ares Management\u2019s global platform stood at more than $671 billion of AUM on the same date, with CPP Investments\u2019 fund at C$863.6 billion.<\/p>\n<p>This is a hard-cap close on a Japan logistics development book, not a first close and not a credit vehicle. Allocators should mark \u00a5612 billion as the fund, \u00a5150 billion as the CPP equity line, and \u00a5450 billion as already-committed project capital. Anyone converting the \u00a51.7 trillion investment capacity into a $11 billion \u201cfund size\u201d has mixed leverage and equity.<\/p>\n<p>The second-order read is that a Canadian pension is still writing nine-figure checks into Japanese sheds after fifteen years in the same series.
